Real Estate Flyers – Common Problems with Commercial Printing

As previous owners of a commercial printing company, we encountered three main problems with customer supplied files: font substitutions, image issues and incorrect print dimensions. With a few quick tips, you can avoid these common pitfalls on your next design or you can use one of our professional real estate flyer templates.

Font Substitutions

The number one problem with customer supplied files is font substitution. Font substitutions occur when a flyer is created on a computer and then moved to another computer that does not have the same fonts as the computer used to create the flyer. Most desktop publishing programs are not designed to package the font files used in the flyer with the saved document, and to avoid font substitutions it is best to use common fonts that are loaded into Microsoft Office. If you must use a boutique font, you should send the font file with your document so that your printer can install it if necessary. All of our real estate flyers are designed to embed fonts, so fonts will never be missing as they are included in the file.

Missing Images or Poor Image Resolution

Another common problem with customer supplied files is missing images. Similar to font substitutions, missing images occur when an image is referenced in the flyer design but not embedded into the saved document. Think of it like a shortcut that is placed on your computer’s desktop. The program the shortcut refers to is not on your desktop, but a pointer that references that program is on your desktop. In the same manner, your flyer design has a shortcut to the image, but the image is not located in the saved file. So when your saved file is moved to another computer for printing, it is referencing an image that is not located on the printer’s computer. To avoid this problem, make sure you are placing a copy of the image into your document and not just a reference. A quick check is trying to open your document on another computer that you have access to which does not have your image files on it. Poor image resolution occurs when a picture or graphic is not high enough quality to print from and the resulting print is grainy and pixilated. The most common reason for poor image resolution is using web graphics for printing. Images that are placed on the web are usually a resolution of 72dpi. To be print quality, an image should have a minimum resolution of 300dpi. So just because the image looks good on your computer monitor, that does not mean it will look good when printed. The best way to avoid the image resolution problem is a quick check of your files. For example, if you are printing a 2”x3” image, your resolution should be at least 600x900 for ideal print quality (2”x300dpi = 600, 3”x300dpi = 900). Print Dimensions

A typical printer requires a border of ¼” on all sides of a document. This requirement results in a print area of 8”x10½” on an 8½”x11” sheet of paper. If your flyer design has information that extends beyond the print area, you will lose that information because the printer cannot print in that area or your document will be scaled resulting in uneven margins. The best option is to ensure that you maintain a ¼” margin on all sides of a document. All of our real estate templates are designed with the appropriate margins for printing.
